The Flats generally refers to the area between Santa Monica Boulevard and Sunset Boulevard, from Doheny Drive on the east to Whittier Drive on the west.

Do lots get larger in the northern part of the Flats?

In general, yes. As you move north through the 500, 600, 700, and 800 blocks toward Sunset Boulevard, both the lots and the homes tend to become larger.

Why do buyers focus on the Flats of Beverly Hills?

Where It All Began: Our El Rodeo Elementary School

El Rodeo Elementary School, Beverly Hills has played an incredibly important role in my life and our family for over 50 years. It’s where lifelong friendships were formed — relationships that began in childhood and have lasted well beyond my graduation in 1972. When people ask me about growing up in Beverly Hills, I always start with El Rodeo Elementary Beverly Hills.

My family’s roots here run deep. My siblings graduated in the Class of ’65 and the Class of ’67, and both of my children walked these same halls, graduating from El Rodeo Elementary School in 2016 and 2018.

I often tell people I was raised in a small town called Beverly Hills — because that’s exactly what it felt like when my family moved here in the early 1960s. It was magical, almost like Mayberry. Everyone knew everyone. It was safe, it was quiet, and life revolved around Little League, intramurals, PTA, cake sales, and school carnivals.

My father, ” Slick Halfon,” coached Beverly Hills Little League for 14 years, and so many of those teams were filled with my classmates from El Rodeo. Those ball fields and that schoolyard were where our community came together. Neighbors cared enough to run for City Council or the School Board. It wasn’t just where we lived — it was home.

The education and values instilled at El Rodeo prepared me not just for Beverly Hills High School, but for life. The sense of community, the commitment to excellence, and the friendships forged there have stayed with me for over 50 years.

So when the chance came to give back to BHEF and El Rodeo, it was an easy yes. This school helped shape our family for generations
and I hope one day my grandchildren will walk the same halls and carry on the Halfon tradition.
