Beverly Hills Post Office, better known as BHPO, is one of the most misunderstood address designations in Los Angeles real estate. A home may have a Beverly Hills mailing address and the famous 90210 ZIP Code, but that does not automatically mean the property is located inside the City of Beverly Hills. Many BHPO homes are actually located within the City of Los Angeles, and that distinction can make a real difference when someone is buying, selling, remodeling, or trying to understand the true value of a property.  The difference between a Beverly Hills mailing address and an actual City of Beverly Hills location can affect city services, schools, permits, inspections, police and fire response, trash service, hillside regulations, taxes, remodeling rules, and buyer expectations. In other words, do not buy the mailing address. Verify the jurisdiction.

 

 

I grew up in Beverly Hills in the early 1960s, and the Beverly Hills Post Office was not just a name to me. It was an actual place. I went there often with my parents to pick up mail and stamps, and one memory has always stayed with me. I remember standing in line at the post office, and right behind us was Ray Bolger, best known as the Scarecrow from The Wizard of Oz. I could not help myself. I kept turning around to look at him because, to a kid, this was not just a famous actor standing in line. This was the Scarecrow.

That was Beverly Hills. You could be doing something as ordinary as waiting in line at the post office, and suddenly someone unforgettable was standing right behind you. But that personal memory of the Beverly Hills Post Office is very different from what people today call BHPO.

Today, Beverly Hills Post Office refers to a postal and real estate area associated with a Beverly Hills mailing address, even though many of the homes are legally located in Los Angeles. People generally do not say, “I live in the Beverly Hills Post Office.” They say, “I live in BHPO.” That distinction matters because Beverly Hills is an incorporated city, while BHPO is not. Both can be beautiful, valuable, prestigious, and highly desirable, but they are not the same thing.

What Exactly Is Beverly Hills Post Office?

BHPO Is a Postal Designation, Not a City

People ask me all the time, “What exactly is Beverly Hills Post Office?” They are not asking where to drop off their mail. They are asking about one of the most confusing address designations in Los Angeles luxury real estate.

The question sounds simple until you really start explaining it. Is BHPO Beverly Hills? Is it Los Angeles? Why does the address say Beverly Hills if the home is not technically inside Beverly Hills city limits? More importantly, why does that distinction matter when buying or selling a home?

The short answer is that Beverly Hills Post Office is a postal designation, not a city. It is not a P.O. Box. It is not “fake Beverly Hills.” It is not a trick address. However, it is also not the same thing as living inside the actual City of Beverly Hills.

Today, BHPO generally refers to hillside neighborhoods north of Beverly Hills, including parts of Benedict Canyon, Coldwater Canyon, Beverly Crest, Beverly Glen, Franklin Canyon, and nearby canyon communities. Many homes in these neighborhoods use a Beverly Hills mailing address and the 90210 ZIP Code, even though many of those properties are legally located within the City of Los Angeles.

That is where the confusion begins. A property’s mail may say Beverly Hills. So may the utility bill, the driver’s license, the dinner invitation, and the delivery label. But none of those documents prove the property sits inside the City of Beverly Hills. The parcel record tells the truth.

The 90210 ZIP Code carries enormous weight in the minds of buyers, sellers, and people around the world. It sounds simple, clean, and prestigious. But in real estate, simple assumptions can become expensive mistakes.

To understand why the Beverly Hills name became so powerful, you have to go back to the early growth of the city. Beverly Hills incorporated in 1914. At the time, it was still a young city, but it already had ambition, beauty, the Beverly Hills Hotel, wide streets, and a strong sense of community.

Then Hollywood arrived.

Mary Pickford and Douglas Fairbanks bought and transformed Pickfair in 1919. Pickfair became more than a home. It became a symbol of Hollywood success, privacy, glamour, and influence. After Pickford and Fairbanks, many others followed, including Will Rogers, Charlie Chaplin, Gloria Swanson, Harold Lloyd, Rudolph Valentino, Jack Warner, Marion Davies, and more.

Beverly Hills became more than a city. It became an idea. It represented privacy, success, glamour, beauty, and a certain kind of Southern California dream. That image became powerful long before BHPO became a common real estate term.

That is what makes the Beverly Hills Post Office story so interesting. Many homes outside Beverly Hills would later benefit from the very name Beverly Hills residents worked so hard to protect.

Beverly Hills fought to stay independent from Los Angeles. Later, parts of Los Angeles became more valuable because they could use a Beverly Hills mailing address. It is a very Los Angeles kind of irony: one community fights to protect its identity, and then nearby areas gain prestige from being associated with that same name.

By the time the grand new post office opened in 1934, the Beverly Hills Post Office had already been serving surrounding hillside and canyon areas for practical delivery reasons. If a home is legally located in the City of Los Angeles, it falls under Los Angeles jurisdiction even if the mailing address says Beverly Hills. That can mean Los Angeles police and fire, Los Angeles Planning, Los Angeles Building and Safety, and Los Angeles Unified School District rather than Beverly Hills Unified.

That is not a small detail. For buyers, it can affect daily life, future remodeling, school expectations, emergency services, hillside rules, and taxes. For sellers, it can affect how the property should be explained and marketed. The address may say Beverly Hills, but the parcel map tells the truth.

The Driver’s License Problem

One of the most common things I hear is, “But my driver’s license says Beverly Hills.” And yes, it might. So might your utility bill, your Amazon package, your bank statement, and your holiday card.

None of them determine municipal residency.

A driver’s license uses a mailing address. A mailing address does not determine jurisdiction. That is not an insult, and it does not make the property less desirable. It is simply how the system works.

BHPO Is Not Less Than Beverly Hills. It Is Different.

This does not mean Beverly Hills Post Office is “less than” Beverly Hills. That is too simple, and it is not accurate. There are extraordinary homes in BHPO, and some of the most desirable estates in Southern California are located in Beverly Hills Post Office.

Many buyers actually prefer BHPO because they may get larger lots, more privacy, bigger views, gated driveways, longer setbacks, and a quieter hillside lifestyle. For certain buyers, the canyon setting is exactly what they want.

The issue is not whether Beverly Hills or BHPO is better. The issue is understanding what you are buying.

Privacy, Views, Larger Lots, and Canyon Living

Beverly Hills proper offers its own city identity, services, history, neighborhoods, and municipal structure. BHPO offers hillside privacy, canyon roads, larger parcels, dramatic views, and a different kind of estate lifestyle.

Both can be excellent. Both can be valuable. Both can be prestigious. They are simply different, and that difference should be understood before a buyer makes a decision.

Beverly Park, Guard-Gated Communities, and the BHPO Lifestyle

How BHPO Became Home to Beverly Park, Mulholland Estates, and The Summit

One of the reasons BHPO became so desirable is that it developed differently from the City of Beverly Hills. Beverly Hills proper has its own character: city services, walkable streets, historic estates, the Flats, Trousdale, and a strong municipal identity.

BHPO offers something different. Because of its hillside geography, larger parcels, and Los Angeles jurisdiction, it became home to a type of estate living that was not easily duplicated inside Beverly Hills itself.

Beverly Park, Mulholland Estates, and The Summit are three examples that immediately come to mind. These communities represent a very specific kind of Los Angeles luxury: privacy, gates, scale, views, security, and estate living.

Beverly Park and the Evolution of Estate Living in BHPO

Beverly Park has a personal connection for me. The land that later became Beverly Park was one of the first major real estate opportunities I worked on back in 1979. As I remember it, the property had been discussed in connection with Dean Martin and a private golf course concept.

I remember meeting with Jack Heller of Jack Heller & Associates, who was representing the sellers. I presented the opportunity to a cousin of mine who was a developer. The property was approximately 325 acres of undeveloped land near the top of San Ysidro Drive, connecting north to Mulholland Drive. It was one of the last large undeveloped tracts in the area, and if I remember correctly, the property was available at the time for somewhere between $5 million and $7 million.

That land was later developed by my close friend Brian Adler, who created Beverly Park, a 325-acre guard-gated estate enclave adjacent to Beverly Hills. Today, Beverly Park is widely regarded as one of the most significant guard-gated estate communities in the country, known for its privacy, scale, security, and some of the most important estates in Los Angeles.

That is part of what makes BHPO so interesting. It is not Beverly Hills proper, but because of its geography, larger parcels, hillside setting, privacy, and Los Angeles jurisdiction, it allowed for a type of estate living that could not easily be duplicated inside the City of Beverly Hills itself.

Beverly Hills and BHPO Are Not the Same

Before buying or selling in BHPO, buyers and sellers should verify whether the property is legally in Beverly Hills or Los Angeles, which police department serves the property, which fire department responds, which school district applies, which building department controls permits, which hillside rules and zoning regulations apply, whether Los Angeles city taxes or transfer-tax issues may apply, and what the parcel record actually shows.

Those questions matter more than what is printed on the envelope.
